Hotel Maintenance

The Complete Hotel Maintenance Checklist for Morocco

A practical daily, weekly, monthly and seasonal maintenance checklist for hotels in Morocco — from guest rooms and plumbing to AC, pools and roof terraces.

Published · 3 min read

A hotel is a building that never really closes. Rooms turn over daily, systems run around the clock and the busiest weeks of the year are exactly when you can least afford a breakdown. A clear maintenance checklist turns that pressure into a routine: small checks done often, bigger jobs planned in advance.

The checklist below is a starting point. Adapt it to the size of your property, its age, its equipment and the climate where you operate — a coastal hotel in Agadir and a medina hotel in Fes will have different priorities.

Daily checks

These are quick checks that housekeeping, reception or a maintenance lead can do during normal rounds:

  • Guest-reported issues — log every issue reported by guests or staff, even minor ones, in one place (a shared sheet or a WhatsApp group works if it is used consistently).
  • Hot water — confirm hot water reaches the furthest and highest rooms at the morning peak.
  • Lighting — replace failed bulbs in corridors, stairs, entrances and outdoor paths, where they also matter for safety.
  • Pool — test and record water balance, check that the pump and filter are running and skim the surface (see our pool servicing guide).
  • Leaks and smells — note any damp patches, dripping, unusual odours from drains or noisy equipment.

Weekly checks

  • Room inspections — rotate through rooms so each is checked in detail regularly: taps, shower heads, toilet flushing, door closers, locks, curtain tracks, sockets and the TV.
  • Air conditioning filters — in the hot season, clean filters in occupied rooms frequently. Dusty filters reduce cooling and increase power use.
  • Drains — run water in rarely used rooms to keep traps from drying out, and watch for slow drainage.
  • Back-of-house — inspect kitchen equipment, cold rooms and laundry machines for leaks, unusual noise or temperature drift.
  • Outdoor areas — check irrigation, terrace furniture and planters.

Monthly checks

  • Water heaters and boilers — inspect for leaks, corrosion and correct temperature; plan descaling where water is hard.
  • Pumps and pressure systems — check pressure on upper floors, listen for pumps that cycle too often and inspect rooftop tanks.
  • Electrical panels — look for warm breakers, scorch marks or breakers that trip repeatedly (see why electrical inspections matter).
  • Fire safety equipment — confirm extinguishers are in place and within their service dates, and that emergency lighting works.
  • Paint and finishes — list touch-ups needed in corridors and high-traffic areas.

Seasonal checks

In much of Morocco, two moments of the year matter most: before the summer heat and before the autumn and winter rains.

Before summer

  • Full service of air conditioning units, including outdoor condensers (AC maintenance guide).
  • Review of electrical load where AC has been added over time.
  • Pool equipment service and a check for unexplained water loss.
  • Irrigation set to summer schedules.

Before the rainy season

  • Roof and terrace inspection: cracks, joints, parapets, drains and outlets.
  • Clear gutters and terrace drains.
  • Check exterior paint and sealants on facades and windows.
  • Test water heaters and heating ahead of colder nights, especially in Fes, Chefchaouen, the Atlas and the desert.

Annual and long-term planning

  • Room refurbishment cycle — plan which rooms will be repainted, re-grouted or refurbished each year, ideally in your quietest months.
  • Asset list — keep a simple register of major equipment (water heaters, AC units, pumps, pool equipment) with installation dates and service history. It makes replacement decisions much easier.
  • Budget — set aside a maintenance budget rather than treating every repair as an exception.

Make the checklist work

A checklist only helps if someone owns it. Assign responsibility, keep records with dates and photos, and review what keeps recurring — repeated issues usually point to an underlying cause.

If you would rather have one partner handle the technical side, StaysFix can carry out scheduled checks and coordinate repairs across plumbing, electrical, air conditioning, pools and waterproofing. See our maintenance plans or request a quote.
