Air Conditioning Maintenance for Moroccan Hotels
How to keep hotel and riad air conditioning reliable through Moroccan summers: filter cleaning, pre-season servicing, warning signs and when to replace.
Published · 3 min read
In large parts of Morocco, summer temperatures make air conditioning a basic expectation rather than a luxury. A unit that fails in July is a room you may not be able to sell, and an unhappy guest if they are already in it. Fortunately, most AC problems give warning signs and most can be prevented with routine care.
What goes wrong, and why
- Dirty filters — the most common cause of poor cooling. Dust and sand clog filters quickly, especially in inland and desert locations.
- Dirty coils — indoor and outdoor coils covered in dust cannot exchange heat efficiently, so the unit runs longer and uses more electricity.
- Blocked condensate drains — the cause of water dripping from indoor units onto walls and floors.
- Refrigerant leaks — units that run but don’t cool properly may have lost refrigerant. This requires a qualified technician.
- Electrical issues — loose connections, failing capacitors or circuits that were not designed for the load of several units.
- Outdoor units in harsh spots — direct sun, sand, salt air on the coast and poor airflow all shorten their life.
A practical maintenance routine
Throughout the hot season
- Clean or check filters frequently in occupied rooms. Many units have washable filters that staff can clean safely after a short demonstration.
- Listen and look: rattling, water drips, ice on pipes or unusual smells should be reported immediately.
- Keep outdoor units clear of plants, stored items and debris.
Before summer — the full service
A pre-season service by a technician typically includes:
- cleaning indoor coils and the fan;
- cleaning outdoor condenser coils;
- clearing and testing the condensate drain;
- checking electrical connections and components;
- checking the unit’s operation and performance;
- checking mounting brackets and pipe insulation.
Book it early. Once the heat arrives, technicians are in demand everywhere at once.
Once a year — the bigger picture
- Check the electrical load. Hotels often add units room by room over the years. If breakers trip on hot afternoons, the circuits may be overloaded — see why electrical inspections matter.
- Keep a register of units with their location, model and installation date. It makes planning replacements much easier.
Ventilation matters too
In riads especially, interior rooms and windowless bathrooms rely on mechanical extraction. Check that extract fans work and are clean. Good ventilation reduces humidity, odours and condensation — and makes the AC’s job easier.
Repair or replace?
There is no fixed age at which a unit must be replaced, but consider replacement when:
- repairs are becoming frequent;
- the unit uses a refrigerant that is being phased out and is becoming hard to service;
- it is noisy enough to affect guests’ sleep;
- a more efficient unit would noticeably reduce running costs.
Coastal and desert properties
Salt air on the coast corrodes outdoor units faster; consider protective coatings and more frequent inspection. In the desert, sand is the main enemy — filters may need cleaning very often, and outdoor units benefit from shading and protection that still allows airflow.
